3 Essential steps for choosing the right remodeling contractor

When it comes to home remodeling, selecting the right contractor can make all the difference between a smooth process and a stressful experience. With so many options available, it can be overwhelming. Here are three essential steps to guide you in choosing the perfect remodeling contractor for your project.

Step 1: Do Your Research

Before you start reaching out to contractors, take some time to do your homework. Look for local contractors who specialize in the type of remodeling project you have in mind. Here are some tips to get you started:

- Online Reviews: Check websites like Google Reviews, Thumbtack reviews, and social media for contractor ratings and feedback from previous clients. Pay attention to both positive and negative reviews to get a balanced view.

- Referrals: Ask friends, family, or neighbors for recommendations. Personal experiences can provide valuable insights and build trust.

- Portfolio: Visit the contractor’s website to view their portfolio. Look for completed projects similar to yours to assess their style and quality.

View past work and see if you like it! Keep in mind, every project is different and budgets vary greatly. A project often reflects the budget and style of the homeowner, not necessarily the contractors style.

Step 2: Call potential contractors to chat

Once you have a shortlist (I recommend picking 3 contractors to compare quotes) of potential contractors, the next step is to schedule a phone call. This is your opportunity to ask questions and gauge their professionalism and expertise. Consider the following:

- Credentials and Experience: Ask about their experience with remodeling projects similar to yours. Verify their licenses, insurance, and any certifications relevant to your project.

- Project Timeline and Process: Inquire about their typical timeline for projects and how they handle unexpected challenges. A reliable contractor should be transparent about their process and provide a clear timeline.

- Communication Style: Pay attention to how well they communicate. A good contractor should be responsive, listen to your needs, and provide clear answers to your questions. You will be communicating regularly with your contractor, so make sure they are friendly and easy to get along with!

Call your contractor or shoot them a text for basic questions! Some questions cannot be answered until your contractor visits for a detailed estimate of the project.

Step 3: Get Detailed Estimates

After narrowing down your options, ask for detailed estimates from each contractor. A well-structured estimate should include:

- Cost Breakdown: Ensure the estimate outlines all aspects of the project, whether it includes labor and material or if you as the client provide material. (This can be common if you select high end or are undecided about final selections.) The remodeler can easily create a labor price for installation, but the final product costs vary greatly depending on client selections.

- Payment Schedule: Understand the payment terms and schedule. Avoid contractors who ask for a large up front payment without a clear plan. 30-50% is commonplace in our area.

- Written Contract: Always get a written contract that outlines the scope of work, timeline, and payment terms. This protects both you and the contractor and ensures everyone is on the same page. Also understand the process for change orders. Change orders come about when the scope of the work needs to change either because you request a design change that affects budget or sometimes change orders are required when unforeseen problems are discovered.

-Also keep in mind, if prices vary greatly, make sure that the quotes include the same scope of work. A price might seem very cheap, but does it include EXACTLY the same material, scope of work, and warranties? These are important to note!

Once the estimate is completed and sent your way, make sure to read it thoroughly. Remember, your contractors are just people and sometimes a detail may be missing from the estimate, especially if the project is very large. Make sure to communicate your concern and have the contractor update the estimate accordingly.

Choosing the right remodeling contractor involves thorough research, direct communication, and careful evaluation of estimates. By following these three essential steps, you can find a contractor who aligns with your vision and can turn your remodeling dreams into reality.
